
Mexico expected to see up to US$8.6bn in industrial park investments

Spurred by nearshoring, the private sector could invest US$6.2-8.6 billion in the construction of 128 industrial parks across Mexico by 2030, according to a study.
The study entitled “Program for the Development of Industrial Parks 2024-2030” by sector association AMPIP is based on a survey of the entity’s members. It can be downloaded under the Documents box on the top-right column of this screen.
It found that 72 industrial park projects are underway in different stages, with 23% of these either having the required permits or starting construction. For the rest, developers have acquired the land and are just about to start permitting.
Combined, they amount to 15.4Mkm2 (million square kilometers) and are mainly located in northern states like Chihuahua, Baja California, Nuevo León, and Coahuila.

Some 62% of these parks are mixed use, 19% focused on logistics and 19% on manufacturing.
AMPIP expects construction start for 17 industrial parks covering 1.76Mm2 in 2025, for 12 (1.32Mm2) in 2026, 14 (1.45Mm2) in 2027, nine (600,000m2) in 2028 and four (370,000m2) in 2029.
The association highlighted that energy, water and land availability, as well as access to infrastructure, represent hurdles. To solve the problems, it recommends reinforcing transmission and distribution infrastructure – as estimated demand for existing and new parks is 3,000MW – and increasing the limits of installed capacity of distributed generation projects from 0.5MW to 1MW.
“It is estimated that in 2025 the energy demand of new industrial projects will increase by 25%, boosted by the growth of sectors like IT and logistics, and an increase in light manufacturing production lines,” the study said.
