
Mexico to add 8mn m2 of industrial parks in the coming years

Some 50 new industrial parks will be built in northern and central Mexico due to the nearshoring effect and rising demand for space due to foreign direct investment, according to the national association of private industrial parks (AMPIP).
However, despite the growth in the north and center of the country, very few are being built in southern Mexico because of lack of infrastructure in that region.
The general director of AMPIP, Claudia Esteves Cano, said that more than US$3bn has been invested in these projects to establish production plants, distribution centers and warehouses for many different companies.
“We will continue to grow and right now we have identified 50 new industrial parks in the north, the Bajío region, west and center of the country, which we estimate at 8Mm2 [million square meters] in the coming years” she was quoted as saying by daily El Universal.
The industrial parks are at different stages of construction and some will start operations in 2024 and 2025.
Demand for these facilities is also expected to grow to 6Mm2 in 2027, “something historic that has never before been recorded,” she added.
Esteves also highlighted the lack of new industrial parks in the south of the country, with the exception of Yucatán state, whose capital Mérida has grown and proven to be adequate to host logistics companies.
This situation “isn’t because of a lack of interest” in southern Mexico, but because of poor infrastructure, which continues to be a challenge for the authorities to support the nearshoring phenomenon, she said.
“We’re in favor of growth in all parts of the country and the most important thing is that we go hand in hand with the federation, the states, to build the required infrastructure for the arrival of foreign companies,” Esteves was cited as saying by Forbes.
“We need more power transmission and distribution infrastructure, and we also need more agility in administrative efficiency,” she underscored.
