Mexico's industrial parks sector to grow in 2025 despite Trump’s threats, claims association

Despite US President-elect Donald Trump’s threats to impose heavy tariffs on goods imported from Mexico, the country's private sector remains optimistic about maintaining strong growth in the industrial parks sector. 

Jorge Ávalos, head of the Mexican association of private industrial parks (AMPIP), announced that the organization’s 80 members forecast US$6bn investments in the development of new industrial parks in 2025.

“In 2024, AMPIP investments have exceeded US$5bn, and this momentum will carry forward into 2025, as investments in industrial parks have remained robust,” Ávalos was reported as saying podcast by daily El Economista.

Addressing Trump’s threats to impose a 25% tariff on goods imported from Mexico and Canada, Ávalos emphasized that Mexico’s proximity to the United States continues to be a strategic advantage.

“Mexico has capitalized on our proximity to the US, with a 3,000km border connecting us to the world’s largest consumption market,” he said. “Over the last three years, we’ve seen sustained growth in demand for industrial space and the development of new parks,” he said.

AMPIP data shows that from January to September this year, some 5.5Mm² were added to Mexico’s industrial space market, which was growth of around 14% growth compared with last year.

“Notably, 60% of these investments come from the expansion of companies already established in Mexico, while 39% are from new entrants,” Ávalos said. He also noted that challenges such as energy, water infrastructure and a skilled workforce persist as key barriers to further growth in the sector.
