Nearshoring driving industrial park occupation in Mexico City, Monterrey
Mexico City and Monterrey remain at the top of the ranking of national industrial park occupation due to the relocation of companies to the country as part of the nearshoring phenomenon, according to local real estate platform Solili.
Demand for space on industrial parks is rising across Mexico due to the arrival of foreign investments, according to figures from Solili, cited by local daily El Economista.
Nationwide, between April and May this year, Monterrey, capital of Nuevo León state, remained the leader in terms of industrial park occupation, with some 176,000m2 leased in the northern city, accounting for almost half of the total space used by companies across the country.
Next in the ranking is Mexico City with 172,000m2 of industrial parks occupied, followed by Saltillo in Coahuila state, also in the north, with 123,000m2 leased.
Northern Mexico has been the preference of most firms relocating to the country due to its proximity to the US market.
“This predominance shows the strong productive and logistics activity on the border with the US, driven by its strategic location and the continuous economic expansion of the area,” said Solili.
In April-May this year, the platform registered the start of construction of 945,000m2 of new industrial park projects across the country, with Monterrey accounting for 40% of the total.
On the other hand, Mexico City registered only 175,000m2 of new industrial parks underway.
“The arrival of national and international companies has been a key factor for the growth of national industry, consolidating the industrial real estate market as a fundamental pillar for logistics and productive infrastructure in Mexico,” Solili added.
